Planning & Zoning Process
Each appearance before the Planning and Zoning Board will require that a Planning and Zoning Application Form application be filled out properly and payment of applicable fee before an appointment can be made.

- Hearing officer appeal - $150
- Home Occupation business license - $100
- Infrastructure reimbursement agreement - $100
- Lot line adjustment and property boundary adjustment - $75
- Manufactured home park - $250
- Plus per home pad - $10
- Master site plan - $150
- Over 1 acre - $75 per acre
- Ordinance and general plan amendment - $200
- Planned Residential Unit Development (PRUD) - $250
- Plus per dwelling unit - $10
- Subdivision, minor - $250
- Subdivision, preliminary plat - $250
- Subdivision, final plat - $150
- Plus per lot - $25
- Subdivision vacation and amendment - $200
- Time extension - $100
- Zoning map amendment (rezone) - $250
Preliminary Plan
Schedule an appointment with Planning and Zoning Board to receive approval to proceed. Purpose is to avoid problems if plans do not meet current zoning codes. Appointment must be scheduled at least 10 days prior to the scheduled meeting. A public hearing may be required.
Upon acceptance by the Planning and Zoning Board, final plans must be prepared and submitted to the city for review and approval. Upon approval of the city, it must be presented for the Planning and Zoning Board approval in the form of a mylar. Mylar must be reviewed by the Building and Zoning Director prior to the meeting. After final approval of Planning and Zoning (signed by Chairperson), an appointment must be made with City Recorder to be on City Council agenda for their approval. After approval by City Council (signed by Mayor) the project may proceed to completion.
Final Subdivision Plat Review
Bring final mylar plat to the Building and Zoning Director. Schedule an appointment with Planning and Zoning Board. Appointment must be scheduled at least 10 days prior to the scheduled meeting. Upon acceptance (signed by chairperson) by Planning and Zoning an appointment must be made with City Council Recorder to be on City Council agenda for their approval. After approval by City Council (signed by Mayor) the project may proceed to completion.
Annexation Review
Annexation requests must be approved by the Planning and Zoning Board. Appointments must be scheduled at least ten days prior to the scheduled meeting with the City Recorder. A public hearing is required.
Rezone Request
Requests to rezone property must be approved by the Planning and Zoning Board. Appointments must be scheduled at least 10 days prior to the scheduled meeting with the City Recorder. A public hearing is required. After approval by the Planning and Zoning Board, an appointment must be made with City Recorder to be on the City Council agenda for final approval.
Site Plan Review
Make an appointment with Planning and Zoning Board to review new commercial developments.
Conditional Use Permit
Schedule an appointment with Planning and Zoning Board to request a conditional use permit as required by Zoning Ordinances.
Other Requests
Other requests could include, but are not limited to:
- Amending existing property plats
- Interpretation of any zoning issues
